How ownership is structured
Every Abdubel deal is equity in a real property company. We do not lend at interest and we do not put mortgages on investor assets.
Built on transparency
Abdubel Properties is building the platform to meet the requirements of the Securities and Exchange Commission (SEC) of Nigeria under the Investments and Securities Act (ISA) and the SEC Crowdfunding Rules. We do not claim SEC authorisation that does not yet exist.
All investment structures are equity-based. Investors are co-owners of the special-purpose company that holds each property. We do not engage in interest-bearing lending, and we do not place mortgages on investor assets.

Six things you should know
Debt-free buildings
Assets are acquired without interest-bearing loans. Investors are co-owners, not lenders. There is no bank debt that could erode returns or put the asset at risk.
Profit and loss sharing
Income is a share of net rent. On sale, any gain or loss is shared by equity. There is no guaranteed return. Capital is at risk.
One company per asset
Each property sits in its own special-purpose company (SPV). Investor capital is ring-fenced from the platform and from other properties.
Prefunded listings
You are buying into a real, identified asset with an independent valuation and due diligence documents — not a vague promise or a pooled fund.
Use screen
We do not let to gambling operators, interest-based lenders, adult entertainment businesses, or other excluded uses. This is about the use of the building, not who the investor is.
Fees and documents
Platform fee: 2% of investment amount. Annual management fee: 1% of asset value. Full fee schedule and term sheet are provided before you invest. No hidden charges.
Regulatory status
Abdubel Properties is building the platform to meet the requirements of the Securities and Exchange Commission of Nigeria under the SEC Crowdfunding Rules 2021. We are not yet fully authorised. We will not accept investor funds under a public offering until the required authorisation is in place.
Investor funds are held in a segregated escrow account at a CBN-licensed financial institution and are never co-mingled with company operating funds.
All investors complete full KYC verification including BVN validation and identity checks, in compliance with NFIU anti-money laundering guidelines.
Risk warning
Property investment is high risk. The value of your investment can go down as well as up, and you may get back less than you invest.
Target returns are not guaranteed. Past performance is not a reliable indicator of future results.
Investments are illiquid. You should not invest money you cannot afford to have tied up for the full hold period (typically 3–7 years).
