Capital at Risk
Property investment is not a guaranteed return product. The value of your equity share may fall as well as rise. You may receive back less than the amount you invested. Past performance of any property or platform is not a reliable guide to future performance.
Illiquidity Risk
Your investment is illiquid for the duration of the BYE build period or OYE own period. There is no guaranteed secondary market. While Abdubel Properties facilitates secondary share sales on fully-funded BYE properties, we cannot guarantee a buyer will be found at your desired price or at all.
Construction and Development Risk (BYE)
BYE investments fund the construction of a property. Construction projects may face delays, cost overruns, contractor failure, or regulatory obstacles. These events could reduce or eliminate returns and, in extreme cases, result in total loss of capital.
Rental Income Risk (OYE)
OYE investments depend on rental income during the own period. Rental income is not guaranteed. Vacancies, tenant default, or market rent declines may reduce distributions below projected levels.
Property Market Risk
Nigerian property values are subject to macroeconomic conditions, interest rate movements, foreign exchange fluctuations, and local supply and demand. A decline in property values at the time of sale will directly reduce your return.
Currency and Exchange Rate Risk
All investments are denominated in Nigerian Naira (₦). If you hold assets or income in another currency, exchange rate movements may affect the value of your investment when converted.
Regulatory and Legal Risk
Changes in Nigerian property law, tax legislation, SEC regulations, or CBN policy could adversely affect the platform, the SPV structure, or the value of your investment. We cannot predict or control regulatory changes.
Platform and Operational Risk
Abdubel Properties Ltd is a technology platform. Operational failures, cyber incidents, or the insolvency of the platform operator could disrupt your access to investment information or distributions. Each property is held in a separate SPV to provide structural separation from platform risk.
Concentration Risk
Investing a large proportion of your savings in a single property or a single asset class increases your exposure to the risks above. We recommend that property co-ownership forms only a portion of a diversified investment portfolio.
