Important: These Terms of Service apply to all users of the Abdubel Properties platform. Please read them carefully before investing.
1. Acceptance of Terms
By accessing or using the Abdubel Properties platform, you agree to be bound by these Terms of Service and all applicable laws and regulations. If you do not agree with any part of these terms, you may not use our services.
2. Nature of the Service
Abdubel Properties operates a property co-ownership platform under which investors acquire fractional equity interests in Nigerian real estate assets through Special Purpose Vehicles (SPVs). We offer two product types: BYE (Build as You Earn) and OYE (Own as You Earn). Neither product constitutes a loan, bond, or deposit-taking arrangement.
3. Eligibility
You must be at least 18 years of age, a Nigerian resident or citizen, and hold a valid Bank Verification Number (BVN) to invest through this platform. Corporate investors must provide valid CAC registration documents.
4. Investment Risk
Property investment carries risk. Target returns are projections, not guarantees. The value of your equity share may go down as well as up. You may receive back less than you invest. Past performance is not a reliable indicator of future results. Please read our Risk Disclosure Statement before investing.
5. SPV Structure
Each property is held within a dedicated Special Purpose Vehicle incorporated under Nigerian law. Your investment gives you a proportional equity interest in that SPV. Abdubel Properties Ltd acts as the platform operator and asset manager; it is not the issuer of securities.
6. Fees and Charges
Platform fees, asset management fees, and any applicable transaction charges will be disclosed in full on each property listing page before you commit funds. No hidden fees will be applied after investment.
7. KYC and AML Compliance
We are required by Nigerian law to verify your identity before processing any investment. You agree to provide accurate personal information and supporting documents as requested. We reserve the right to suspend or terminate accounts where verification cannot be completed.
8. Intellectual Property
All content on this platform — including text, graphics, logos, and software — is the property of Abdubel Properties Ltd or its licensors. You may not reproduce, distribute, or create derivative works without our express written permission.
9. Limitation of Liability
To the fullest extent permitted by Nigerian law, Abdubel Properties Ltd shall not be liable for any indirect, incidental, or consequential loss arising from your use of the platform or any investment made through it.
10. Governing Law
These Terms are governed by the laws of the Federal Republic of Nigeria. Any disputes shall be subject to the exclusive jurisdiction of the courts of Lagos State, Nigeria.
11. Changes to These Terms
We may update these Terms from time to time. We will notify registered users by email at least 14 days before material changes take effect. Continued use of the platform after that date constitutes acceptance of the revised Terms.
